Omnibuildos Technologies Ltd is looking for a Gateway 2 Domain Specialist to help shape the first phase of OOS, our AI-native operating system for the construction industry.
We are looking for someone who understands not only what the building safety regulations require, but how Gateway 2 works in real projects — from preparing design information and compliance evidence to responding to regulatory queries and securing approval.
This is more than a conventional compliance advisory role.
You will help translate practical industry experience into a digital product that makes the building safety process clearer, more consistent and more effective.
The Mission
Our initial focus is Gateway 2 readiness for higher-risk buildings in England.
We aim to help developers, designers and contractors identify gaps, inconsistencies and potential compliance issues earlier, before formal submission.
Over time, OOS will support continuity of information from Gateway 2 through construction and Gateway 3, contributing to better coordination, stronger evidence management and a more reliable Golden Thread.
Technology should support professional judgement, not replace it.
Your mission is to ensure that what we build reflects how building safety and regulatory compliance actually work in practice.
What You Will Lead
You will work directly with the founders, product leaders and engineering team to bring construction-domain knowledge into product development.
Your responsibilities will include:
Mapping the practical Gateway 2 journey, from design preparation and submission through regulatory queries, approval and change control.
Defining what a well-prepared Gateway 2 submission should contain across architecture, fire safety, structural engineering, MEP and other relevant disciplines.
Identifying recurring evidence gaps, inconsistencies and difficulties encountered during the submission and review process.
Translating regulatory knowledge and project experience into practical product requirements, workflows and review criteria.
Working with product designers and software engineers to ensure that OOS reflects real construction and regulatory practice.
Reviewing and validating product concepts using real or appropriately anonymised project examples.
Supporting early discussions, research and pilot projects with developers, contractors and professional consultants.
Keeping the team informed of relevant changes in building safety requirements and regulatory practice.
Helping establish relationships with experienced practitioners and industry partners.
Who We Are Looking For
Practical Gateway 2 experience is essential.
We are particularly interested in candidates who have personally contributed to multiple Gateway 2 applications for new higher-risk buildings in England since 2024, including applications that have received BSR approval.
You may have gained this experience through a contractor, developer, design consultancy, building control or regulatory environment.
You should bring:
Direct experience preparing, reviewing or supporting Gateway 2 submissions and responding to regulatory requirements.
Strong working knowledge of the Building Safety Act 2022 and the relevant higher-risk building procedures in England.
A practical understanding of building regulations compliance, competence requirements, Golden Thread information and change control.
Familiarity with the design information, fire and structural strategies, supporting evidence and professional coordination required for Gateway 2.
The ability to identify where a proposed process or product workflow does not match real project practice.
The ability to explain complex regulatory and technical matters clearly to colleagues from different professional backgrounds.
Strong professional judgement, attention to detail and a collaborative approach.
Experience involving Gateway 3, building regulations principal designer responsibilities, fire engineering, building control, BIM or digital information management would be particularly valuable.
Professional qualifications or chartered status may also be advantageous.

Ways of Working
We recognise that exceptional domain expertise can contribute to the company in different ways.
We are open to three arrangements:
Full-time
Join the core team and take a leading role in integrating building safety expertise into the development of OOS.
Fractional Consultant
Work with the team approximately 1–3 days per week, initially for 6–12 months, providing specialist input throughout product development and early validation.
Strategic Advisor
Contribute senior industry or regulatory experience on a limited, periodic basis, helping guide product direction and develop industry relationships.
The appropriate arrangement will depend on your experience, availability and the contribution you can make.
The role is based around London, with hybrid working and occasional site visits or client meetings across England.
